VERVE Charlottesville brings a bold new energy to student living, redefining what it means to live next to the University of Virginia Grounds. Developed by Subtext, this dynamic community is designed to push boundaries, combining cutting-edge design with unparalleled access to UVA’s academic core, University Hospital, and Downtown Charlottesville. Pre-leasing begins Fall 2026 for move-ins in advance of the Fall 2027 semester start.

Construction Timeline
01.
Excavation & Deep Foundations
Through early summer 2025, initial work is focused below ground to prepare the site and install deep foundation systems.
02.
Utility Work in Public Right of Way
In Summer 2025, this phase will be completed while students are on summer break to minimize campus disruption.
03.
Concrete / Vertical Construction
From early summer 2025 through summer 2026, the structure begins to rise with vertical concrete work, including tower crane installation during summer 2025.
04.
Façade Installation & Interior Work
This phase spans from late Fall 2025 through Summer 2027. The building will be enclosed with its exterior façade, windows, and finishes. Interior work—including drywall, paint, and fixtures—will continue through final delivery.
05.
Summer 2027 Move-ins
Pre-leasing kicks off Spring 2026 for Summer 2027 move-ins—just in time for the 2027–28 academic year. Get ready, Hoos.
Pedestrian Safety
Sidewalks surrounding the site along Stadium Road, Emmet Street, and Jefferson Park Avenue are currently closed for the safety of pedestrians. These closures will remain in place through project completion in summer 2027 to avoid pedestrian exposure to vertical construction zones.

Once VERVE Charlottesville is complete, the surrounding public sidewalks will be fully rebuilt and upgraded—offering wider, safer, and more accessible pathways for the entire community to enjoy.
